Hillock Green Project Details

United Engineers Limited’s wholly-owned subsidiary, UED Alpha Pte. Ltd., has joined forces with Forsea Residence Pte. Ltd., a fully owned subsidiary of Forsea Holdings Pte. Ltd., and Soilbuild Group Holdings Ltd. This consortium has triumphantly secured the winning bid of $481,028,300, which translates to a cost of S$1,108 per square foot per plot ratio (psf ppr) for Hillock Green.

The prized land in question, a part of the emerging Lentor Central estate, spans an impressive 144,714 square feet, or 13,444.3 square metres. Hillock Green site is sanctioned for a maximum permissible gross floor area of approximately 434,140 square feet, setting the stage for substantial development.

The consortium has grand plans for the parcel of land. Their vision sees Hillock Green transformed into a residential condominium complex, envisaged to house an estimated 470 units. This considerable project aligns with the continued residential growth of the Lentor Central area.

According to zoning regulations, the maximum height for any construction on this site is 112 metres SHD (Singapore height datum), which is approximately equivalent to 23 storeys. The consortium’s plan respects this limit, allowing them to optimise the site while maintaining compliance.

United Engineers Limited’s Group Managing Director, Mr Roy Tan, expressed his satisfaction with the acquisition of Hillock Green prime site. He said, “We are thrilled to build on our residential development portfolio in Singapore, coming off the back of our highly successful Dairy Farm Residences project. Our intentions for this prominent site Hillock Green include the development of a high-quality residential complex, capitalising on the site’s desirable features like its adjacency to abundant greenery, MRT lines, and a host of retail amenities.”

Mr Lim Han Qin, Director of Soilbuild Group Holdings Ltd, also shared his excitement about the collaboration with UEL and Forsea on this promising residential development. Hillock Green enjoys close proximity to several educational institutions, which adds another layer of appeal for families. Some of the neighbouring schools include Presbyterian High School, Anderson Primary School, and CHIJ St Nicholas Girls’ School.

In terms of future prospects, senior analysts from PropertyForSale predict an initial launch price of around S$1,900 PSF for this project. This estimation is based on the selling price trends observed for Lentor Modern. Given the strategic location and the consortium’s proven track record in delivering quality residential projects, this upcoming development in Lentor Central is eagerly anticipated in the property market.
